JOB PURPOSE
The Assistant Manager Development reports to the Head P&D and is responsible for assisting in the management and cost effective development and construction of assigned development projects.
NATURE & SCOPE
The jobholder is part of a team of in-house Development Managers, Development Co-coordinators/Architects and assists in the interface with consultants, contractors and suppliers to ensure that the company obtains the best value for each investment within agreed budgets. The position involves interface with Senior Management via the Head P&D in the decision making process of multiple projects. Tasks also include assistance in the preparation of budgets, coordination and feasibility analyses.
The jobholder works within the Company policies, standard operating procedures and objectives as approved by Emaar Executive Management. Creative ability is a critical attribute to translate the vision and mission of Emaar into the vision and mission statements of assigned development projects.
Externally, the jobholder interfaces with professional developers, real estate agents, consultants and contractors within the context of Company policies, standard operating procedures and objectives as approved by Emaar Executive Management.PRINCIPAL ACCOUNTABILITIES
- Assist the Head P&D and Manager Development in managing development projects.
- Assist in the review of product line and development of products that would maximize revenue and credibility for Emaar.
- Assist in the preparation of project briefs and development programs.
- Assist in preparation of project roll outs & phasing plans.
- Assist in preparation of business plans and feasibilities.
- Assist in the preparation of Terms of Reference documents for appointment of Consultants.
- Assist in liaison with DHA Karachi for the submission of Master Plans and Sub-division Plans.
- Assist in liaison with DHA Karachi for the submission of transportation and other Impact Studies.
- Assist in the preparation of project development budgets for senior management approval.
- Assist in the preparation of award of contract documentation.
- Assist in the preparation of budget reconciliation documentation.
- Assist in the preparation of Consultant shortlists prior to approval and issue of the design tenders.
- Assist in liaison with Consultants to monitor design development as part of monitoring compliance with the development brief and budgetary restraints.
- Assist in liaison with Facility Management for incorporation of their requirements to design for management and maintenance of the finished project.
- Assist as necessary the Sales and Marketing Department in the preparation of marketing collateral.
- Assist in liaison with Projects Department to co-ordinate design development with ongoing project development.
- Review tender documents submitted by the consultant and ensure that the drawings are in line with the approved marketing drawings.
- Assist in liaison with the Projects Department report on construction works on site and their compliance with marketing drawings and approved budgets.
- Assist in managing documentation that is required prior to product sales launch.
- Assist in the review of feedback from sales staff and ensure product improvement.
- Liaise, as directed, with statutory authorities.
- Assist in processing payments to Consultants and Contractors.
- Perform all other relevant tasks assigned by the Senior Development Manager.
QUALIFICATIONS & EXPERIENCE
Degree in Architecture from a recognized and well reputed local or foreign university.
Minimum 8-12 years of experience in high-rise projects with well reputed Property development / Consultancy / Construction local or multinational company/ies.
Skills
Understanding of property market dynamics, materials, construction processes and techniques, local conditions, customer preferences and current trends.
Strong financial skills with solid experience and knowledge of preparing feasibility and master-plans
Ability to speak read and write professional English.
Inter-personal, organizational and presentation skills.
