JOB PURPOSE
The position holds the responsibility of co-ordinating within Development & Projects in areas of planning, estimating, scheduling, billing & site supervision works as well as with all other departments and stakeholders to ensure effective management of ongoing projects.

NATURE & SCOPE

The position reports to the Senior Manager/ Head Development & Projects.
The job holder keeps the Senior Manager/ Head Development & Projects of ongoing matters and potential problems on a regular but informal basis.
The job holder has a good deal of freedom to operate pro-actively in consent with the Head and present the latter with relevant data and solutions which shall ensure that matters which may affect the Department’s performance are identified, investigated and resolved.
The job holder works within the company policies, standard operating procedures and objectives as approved by Emaar Executive Management. The incumbent is required to design and implement agreed strategy, systems, controls and programs that support the achievement of these objectives.
Outside the company, the job holder promotes interfaces and relations with maintenance contractors within the context of company policies, standard operating procedures and objectives as approved by Emaar Executive Management.
The job holder meets with the colleagues frequently and informally to review and monitor progress against objectives and targets

Principal Accountabilities:

Proactively coordinate projects among projects team including Emaar Site, Staff, Consultants & Contractors.
Assist in preparation of Monthly Management Reports, Cost report and Monthly Progress Reports.
Updating Company’s Master Schedule as per Roll out plan.
Assist the Senior Manager Development & Projects in the day to day duties of a project’s administration, planning and forecasting, progress reporting and document management.
Assist in planning and reviewing of contract documents, drawings, specifications analysis in order to provide clear, track-able and coordinated interpretations of the design/drawings for construction including co-ordination with internal departments and core teams.
Act as a liaison with Emaar core teams and Consultants in expediting drawings and related information for approval and issuance to Contractors.
Maintain accurate and up to date progress of works on construction sites, track responses on project management processes.
Coordinate submittals and procure all close-out documents including as-built drawings, warranties and operating and maintenance manuals.
Understand all design documentation, drawings, specifications, contract terms and conditions, and any specific requirements including project milestones.
Actively reports on project contracts, budgets and personnel to ensure projects are delivered within scope, time & budget.
Perform additional assignments and responsibilities as assumed or requested by Senior Manager D&P.
