To assist the Chief Legal Counsel in Legal Opinion, legal reviews and other legal assignments as and when reposed

To prepare process, procedures and templates to be used in the process of scrutinization of House Finance.
To liaise with different lawyers on the panel for performance of duties.
To write and review different contracts/ agreements/ legal documents and indentures
To assist in Integrate with all govt driven cadastral GIS Mapping and Title verification systems (survey of Pakistan, Provincial Land Revenue Record MIS) to streamline document verification processes.
To assist wherever required in following processes:
Document rebooks and Legal Standard Operating Procedures, financing or security agreement addendum templates for different property documentation scenarios pre and post loan origination.
Identify sequential steps, step owners, institutions or organization responsible for each process, what documents are required to be provided for the step, any known fees or costs for the process and common issues in each process.

Pre-origination scenarios:

Property seller doesn’t possess complete ownership documents
Property seller possesses provisional land ownership documents
Property seller has lost originals of ownership documents
Property in question has not been regularized (built illegally)
Property not in seller name (jointly owned with or in other family members name)
Previous chain of ownership documents missing
Seller has not paid all the relevant property taxes

Housing society, apartment complex or developer has not sub-leased or updated the property ownership record at the authorities to reflect seller’s ownership.

During loan origination scenarios:

Verification of title documents, obtaining NOCs and NECs
Legal steps for purchasing a house
Legal steps for renovating a house
Legal steps for buying a plot and constructing a house
Legal steps for using an existing owned plot to construct a house

Post Origination scenarios:

Death of a Borrower, Co-Borrower or Guarantor
Full Repayment of a loan
Restructuring of a loan
Extend maturity or reduce fixed rates (permanent)
Grace period
Forbearance plan to reduce monthly payments (temporary)
Adding or changing a co-borrower, guarantor
Capitalizing interest or repayment arrears
Freezing a portion of the loan
Steps for foreclosures (Already provided)
Forward case to Chartered Accountant, Issue demand notices, valuation of properties, publication in newspaper, auction, delivery of possession and post-sale process, dispute resolutions and injunctions
To assist Chief Legal Counsel and HOD Structured Products in designing the products.
Any other assignment as reposed by supervisor.
