Construction Contract Management is the process by which the obligations of the parties to the contracts, and any subsequent changes and failures on the part of those parties, are managed and delivered in accordance with the requirements of the contracts between firm and its  construction sub-contractors

Objectives:

  • In general, the Construction Contracts Manager intervenes where any contractual issues arise to pursue any contractual entitlement and to minimize any consequential effects in order to protect the project’s margin.
  • The most common and relevant responsibilities of the Construction Contracts Managers include: Reading, understanding and interpreting the agreed contractual terms between firm and its clients Serving as the point of contact for the construction subcontractors on contractual matters, ensuring timely review and, if agreed, approval/ reconciliation of variations.
  • In that respect the Construction Contracts Manager shall timely respond any requests for extension of time or for additional cost recognition from the sub-contractors, rejecting these unless fully supported and justified.
  • The Contracts Manager would have contact with internal and external legal counsel if required.  
  • Travel to field construction sites frequently to meet contractors to assess contractual performance and progress, and resolve any contractual issues
  • Prepare the follow-up registers for instructions to contractor, modifications, compensation requests and claims, disagreements and disputes
  • Verifying that all insurances, bonds, and guarantee documentation are properly issued and maintained

Job Requirements:

  • Minimum05 years experience as Construction Contracts Manager 
  • Good knowledge of project management practices (schedule, cost control, etc.) and be comfortable with the technical aspects.
  • The Construction Contracts manager shall be aware of the different phases on project execution (engineering, purchasing) and their impact on the project execution.
  • Broad understanding of the construction industry.
  • A strong understanding of contracting principles and legal terms and conditions is needed Knowledge of construction companies, local and internationally .
  • Enjoys teamwork and has ability to communicate effectively with the project team and also the project support services - purchasing, legal and insurance, finance and management audit Strong oral and written communication skills.
  • The Construction Contracts manager is responsible to read & approve contractual communications and prepare all required documentation to support and/or to defend any claims.
  • Comfortable with conflict management, which is inevitable during negotiation stages with the client, co-contractors, sub-contractors and suppliers Hierarchically the Contracts Manager reports to the Director of Contracts. Functionally, as an integral part of a project team, reports to the Project Manager.  

Key Tasks:

  • Preparation of EOT Claim including substantiation through delay impacted construction schedule prepared in Primavera.
  • Preparation of EOT cost claims.
  • Preparation of claim under clause 52.2 and when the same is due.
  • uting in technical & financial Bid process.
