Premier Choice is urgently seeking a Property and Facility Manager, with a dynamic personality and the ability to perform various operational activities independently and efficiently. This role will suit a facilities manager looking to progress to a property management role.
- Responsible for supervising staff and maintaining quality control processes. Oversees vendor service contracts, e.g. LPG, CCTV, landscaping, security, site maintenance, etc. Ensures that all MEP and life-safety systems are functioning and inspected in accordance with all requirements, including periodically performing health checks on all utility accounts, e.g., water, gas, and electrical consumption.
- Responds to Commercial tenant maintenance requests as needed or assigned through a computerized complaint management system (CMS)
- Manage the daily operations and monitoring of the Facility management activities at the site (soft services, PPM, cleaning, waste management, civil works, etc.), to ensure activities are carried out within the set timelines, financials budget, and conform to the quality standards agreed.
- Ensure that the Company remains in full compliance with all building regulations, including Civil Defense, Bahria Town, and any Government authorities.
- Contracts with tenants by negotiating leases and collecting security depositss.
- Coordinate all activities of building staff and service providers including engineers, security guards, porters, cleaners, landscaping, etc.
- Assists with the bidding process by issuing documents for formal/informal bid, including but not limited to, creating requests for proposals (RFPs), requests for information (RFIs), submittals, etc.
- Performs and coordinates routine maintenance and physical inspections of all assigned properties in accordance with company protocols. Maintains designated compliance
- To oversee the quality of Operations in the property management portfolio.
- Oversee projects in various stages; Operations, Setting Up, Consultancy & Review & Recommendations.
- To define SOPs and processes for all the projects classified under best practices being followed in the Global standards. Ensure all projects are following contractual KPIs and SLAs. Oversee, communicate, and ensure correct implementation of systems, policies, and procedures in all areas per defined business processes.
- Implement strategies to maximize resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Coordinate with Risk Management on completion of incident reports and subsequent follow up as needed.
- Contributes to the development of detailed Annual Operating Budgets for each assigned property including Capital Expenditures (CAP EX)
- Control the spare parts inventory.
- Full on-call 24/7/365 emergency responsibility.
- Move-in Move-out handling.
- Walk and inspect all make ready units to ensure readiness for new residents.
- Provide meaningful tours to guests, including prospective tenants, owners, investors, and other team members, showcasing amenities, Property, etc.
Education:
- Bachelor’s Degree in Engineering, Business, Operations or Quality strongly preferred.
- Minimum 4-5 years’ experience in a supervisory role as a Retail Property Manager/HSE Manager or Engineering/Facilities Manager
- Understanding and experience in delivering professional real estate services to clients including property management, consulting & research.
- Proficient in Microsoft Office, Excel, Word, familiar with CRM tools, ZOHO and ERP software.
