The Real Estate Manager will oversee the company’s diverse real estate portfolio, which includes office setups, branch offices, express centers, warehouses, operational hubs, corporate offices, and other facilities essential to business operations. This role ensures that all properties are strategically located, commercially viable, legally compliant, and cost-efficient, while supporting both current and future logistics network requirements.
Key Responsibilities
- Develop and execute the company’s real estate strategy aligned with business growth and operational needs.
- Manage the entire portfolio of leased, rented, and owned properties, including branches, operational hubs, warehouses, corporate offices, and support facilities.
- Maintain a comprehensive and up-to-date database of all properties, tracking lease terms, rental payments, expiry dates, deposits, escalation clauses, ownership documents, and other critical contractual details.
- Conduct regular reviews of the property portfolio to identify opportunities for consolidation, relocation, expansion, closure, or cost optimization.
- Prepare detailed real estate portfolio reports and provide recommendations to senior management.
- Identify and evaluate suitable locations for new hubs, express centers, operational hubs, warehouses, and corporate offices.
- Perform market surveys and comparative property assessments to support decisions on new and existing locations.
- Assess proposed sites based on factors such as rental cost, accessibility, customer catchment area, operational suitability, security, parking availability, loading/unloading facilities, road connectivity, visibility, and proximity to key delivery routes.
- Collaborate closely with Operations and Network Planning teams to ensure that new sites meet courier volume demands, service requirements, and space optimization goals.
- Conduct financial and commercial feasibility studies for proposed locations.
- Manage and resolve property-related disputes and landlord issues in coordination with Legal, Security, and Administration teams.
- Maintain a special focus on managing contracts and relationships with the Civil Aviation Authority (CAA).
- Ensure all properties comply with applicable building codes, zoning laws, fire and safety regulations, environmental standards, municipal requirements, and other regulatory obligations.
- Oversee office relocations, renovations, and construction projects through vendor management.
Required Qualifications
- Master’s degree in Business Administration, Supply Chain Management, Real Estate Management, or a related field. Relevant professional certifications are considered an advantage.
- 6 to 8 years of experience in real estate management, property management, facilities management, commercial leasing, or corporate real estate.
- Proven experience managing a large, multi-location property portfolio.
Preferred Qualifications and Benefits
