We are looking for a detail-oriented and negotiation-savvy Owner Services Associate to join our onsite team in Karachi. This role involves coordinating property turnovers, renovations, and vendor relationships for our US property management portfolio. Working night shifts aligned with US Central Standard Time, you will collaborate closely with US-based Property Managers, local contractors, and law enforcement to ensure vacant properties are secured, rehabilitated, and rent-ready efficiently and cost-effectively.
Key Responsibilities:
- Make-Ready & Rehab Management: Oversee the entire make-ready process, managing repairs, renovations, and timelines to prepare vacant properties for rental occupancy.
- Scope of Work Coordination: Work with US Property Managers to define, review, and finalize the scope of work for each property rehab or turnover project.
- Vendor Management & Bidding: Identify and coordinate with local US contractors and vendors to obtain competitive bids, quotations, and accurate repair estimates.
- Project Assessment & Estimation: Evaluate the scope of work to accurately estimate project costs, ensuring alignment with owner budgets and company profitability.
- Contract Administration: Draft, negotiate, and execute service contracts with vendors, ensuring all terms, timelines, and compliance requirements are clearly established before work begins.
- Incident Reporting & Security: Respond promptly to security issues at vacant properties by filing official reports with US law enforcement regarding vandalism, break-ins, or unauthorized access.
Required Qualifications:
- Onsite & Shift Commitment: Must be willing and able to work onsite at the Karachi office during US CST business hours (9:00 AM – 6:00 PM CST), which corresponds to night shifts locally.
- Language & Communication: Excellent professional English communication skills, both verbal and written, as the role requires negotiation with US vendors and interaction with US police departments.
- Relevant Experience: Prior experience in property management, project estimation, vendor or contractor management, real estate operations, or procurement is highly preferred.
- Analytical & Negotiation Skills: Strong ability to assess project costs, compare estimates, negotiate pricing, and draft vendor contracts effectively.
- Process & Detail Orientation: Highly organized with proven experience managing multiple projects, timelines, and budgets simultaneously.
- Tech Proficiency: Comfortable using property management software, CRM systems, and productivity tools such as Google Workspace and Microsoft Excel/Word.
