The Senior Manager – Real Estate & Lease Management will be based full-time on-site in Karachi and will oversee the real estate portfolio and lease operations for Break Time Corner Market. This role involves managing existing properties, negotiating and renewing leases, and identifying new commercial real estate opportunities that align with the client’s growth strategy. The position requires close coordination with internal teams and external partners to ensure accurate lease administration, compliance with contractual obligations, and prompt resolution of property-related matters. Daily responsibilities include maintaining lease records, reviewing financial and legal terms, monitoring property performance, and supporting strategic decisions related to acquisitions, disposals, and site improvements. Regular site visits, stakeholder communication, and preparation of detailed reports and recommendations for senior leadership are also essential components of the role.

Key Responsibilities

- Oversee the management of multiple real estate assets, ensuring smooth and compliant operations across the portfolio.
- Administer lease agreements, including contract negotiation, renewals, documentation, and compliance monitoring.
- Identify and evaluate new commercial real estate opportunities to support the client’s expansion plans.
- Maintain accurate lease records and monitor financial and legal terms to safeguard the client’s interests.
- Collaborate with cross-functional teams such as legal, finance, and operations, as well as external partners, to resolve property-related issues efficiently.
- Conduct regular site visits to assess property conditions and performance.
- Prepare comprehensive reports and strategic recommendations for senior management to inform decision-making on acquisitions, disposals, and site enhancements.

Required Qualifications

- Proven expertise in Property Management with the ability to oversee multiple sites and ensure operational compliance.
- Strong knowledge of Lease Administration, including contract management, renewals, and compliance.
- Solid understanding of Real Estate and Commercial Real Estate principles to support site selection, negotiations, and portfolio optimization.
- Bachelor’s or Master’s degree in Business, Real Estate, Finance, or a related discipline.
- Several years of progressive experience in real estate and lease management, preferably within retail, convenience, or gas station portfolios.
- Excellent analytical skills, financial modeling capabilities, and attention to detail, particularly in contract review.
- Effective communication and stakeholder management skills, with experience coordinating across legal, finance, operations, and external partners.
- Proficiency in MS Office and lease/property management software.
- Familiarity with local real estate regulations and market dynamics in Karachi.
