- Implement company’s vision of design and construction of new projects. Also the design and construction of new space in existing properties for effective commercial utilization and value addition of the available space.
- Evaluate projects / store sites for their technical feasibility as per guidelines set by stakeholders including preliminary discussion with land owners/brokers.
- Lead the exercise and to recommend to management the selection of Consultants and Contractors for renovation and new projects. Coordination with them in execution of projects to deliver in time and of the agreed quality and cost.
- Set Guidelines for Technical & Construction Specifications to achieve structural stability, aesthetics and energy efficiency. This includes identifying the modern construction techniques and building materials with selection of latest and energy efficient equipment.
- Assist in evaluation of Investment Proposal, Capital budgets and Cost Monitoring of new and existing projects.
- Project Management including supervision and monitoring of construction activities with Progress Reporting.
- Plan and facilitate procurement of equipment and fixtures, manage major renovations that involves capex and alterations to existing buildings.
- Repair & Maintenance of existing properties, buildings, installations and assets including their procurement and disposal. Formulation of annual R & M Budgets and recommend potential savings on purchase of assets and investment.
- Maintain the record of all technical information related to projects like land surveys, land investigations, drawings, completion certificates and other technical data.
- Develop a complete repository of technical information related to all existing projects and also develop a similar database for any new projects.
- Provide support on technical matters to Real Estate Dept for maintaining good relations and dispute resolution with existing and potential tenants.
