The Maintenance Technician will play a crucial role in ensuring the efficient operation of air conditioning units within short-term rental apartments. This position involves hands-on installation, preventive maintenance, and timely repairs of cooling and heating systems to guarantee guest comfort and satisfaction. The technician must be adept at working with various AC systems, responding quickly during turnaround periods and on-call shifts to minimize downtime and maintain seamless operations.
Key Responsibilities
- Perform routine cleaning and maintenance tasks, including filters, evaporator and condenser coils, and drain lines, along with conducting seasonal inspections of HVAC systems.
- Diagnose mechanical and electrical faults, repair gas leaks, replace defective components such as capacitors, motors, and printed circuit boards (PCBs), and recharge refrigerant gases as necessary.
- Install split and inverter air conditioning units, handling copper piping, electrical wiring, and smart thermostat systems with precision.
- Respond promptly to guest complaints related to cooling failures, water leaks, or unusual noises, especially during tight turnaround windows and emergency on-call situations.
- Maintain accurate inventory records of tools and spare parts, ensuring compliance with electrical and HVAC safety standards at all times.
Required Qualifications
- Technical diploma or certification in HVAC or Refrigeration.
- At least 2 years of experience repairing split, inverter, and residential air conditioning systems.
- Proficiency in using diagnostic tools such as pressure gauges, multimeters, vacuum pumps, and leak detectors.
- Physical capability to carry equipment, climb ladders, and work outdoors in varying weather conditions.
- Flexibility to work rotational shifts, including weekends, and effectively manage on-call emergencies.
