The Assistant Manager Procurement will be responsible for managing the entire procurement cycle for residential construction projects, including sourcing, rate negotiation, and ensuring timely material delivery. This role demands direct vendor sourcing for essential raw materials such as cement, steel, bricks, and aggregates, along with MEP components, structural fixtures, and premium interior finishes. The ideal candidate will have strong market insight, excellent negotiation skills, sound commercial acumen related to credit turnover cycles, and a firm commitment to financial transparency and ethical practices.
Key Responsibilities
Strategic Sourcing & Market Intelligence
Continuously conduct market research and maintain price indexes for core construction materials like cement, rebar, sand, tiles, sanitaryware, paint, and electrical supplies. Develop and update a verified database of primary manufacturers, authorized distributors, and direct factory suppliers. Monitor commodity price trends to strategically time bulk purchases and maximize cost savings.
Negotiation & Commercial Terms
Lead negotiations with suppliers to secure the best possible pricing without compromising quality. Structure credit cycles, payment terms, and credit turnover limits to balance working capital needs while ensuring timely vendor payments. Negotiate volume discounts, rebate schemes, delivery logistics, and material return policies to optimize procurement efficiency.
Direct Vendor Procurement Operations
Source all project materials directly from vendors based on purchase requisitions and project timelines. Issue detailed purchase orders specifying clear material requirements, payment schedules, and penalty clauses for delays. Collaborate closely with site project managers and storekeepers to synchronize material deliveries with construction schedules, preventing stockouts or excess inventory.
Credit & Financial Management
Oversee vendor ledger cycles and credit terms in coordination with the Finance and Accounts teams, managing credit lines of 30, 60, or 90 days. Monitor credit turnover rates to enhance cash flow efficiency while maintaining strong vendor relationships. Ensure accurate reconciliation of delivery challans, goods received notes, and invoices prior to payment processing.
Transparency, Ethics & Compliance
Uphold strict integrity standards with zero tolerance for kickbacks, undisclosed markups, or unethical vendor dealings. Enforce a transparent comparative bidding process requiring a minimum of three quotes for all high-value purchases. Maintain meticulous records of quotations, negotiation details, and purchase orders to facilitate regular internal audits.
Required Qualifications
A Bachelor’s degree in Supply Chain Management, Civil Engineering, Business Administration, or a related discipline is essential. Candidates should have 4 to 7 years of hands-on procurement experience within the residential or commercial real estate construction sector. Proven expertise in sourcing structural materials, grey-structure components, and high-end finishing products such as tiles, marble, woodwork, glass, and MEP fixtures is required.

Candidates must demonstrate a strong track record of reducing material acquisition costs and negotiating favorable credit terms. A clear understanding of credit turnover practices, vendor cash-flow dynamics, and working capital optimization is critical. The role demands a strong ethical foundation with a reputation for transparent, audit-ready documentation. Proficiency in ERP systems such as SAP, Oracle, or Odoo, along with advanced Microsoft Excel skills for cost tracking and reporting, is required.
Compensation
The monthly salary range for this position is Rs110,000 to Rs125,000.
