We are seeking an experienced Assistant Quantity Surveyor to oversee quantity surveying, cost control, measurement, contracts, and commercial activities for construction projects. The ideal candidate will have substantial hands-on experience working directly on construction sites and be adept at coordinating with project teams, contractors, consultants, and suppliers to ensure smooth project execution and cost efficiency.
Key Responsibilities
- Manage daily quantity surveying activities at the construction site to ensure accurate measurement and cost control.
- Prepare detailed quantity take-offs and material measurements from drawings and Bills of Quantities (BOQs).
- Verify quantities related to civil, structural, finishing, and other construction works.
- Prepare and update BOQs, quantity sheets, and cost estimates throughout the project lifecycle.
- Monitor project costs against approved budgets and BOQs to identify any deviations.
- Conduct regular site measurements and physical quantity verifications to maintain accuracy.
- Review contractor work quantities prior to billing and payment certification to ensure correctness.
- Verify contractor bills, Interim Payment Certificates (IPCs), and payment applications.
- Prepare and evaluate variation orders and additional work claims to manage contract changes.
- Maintain comprehensive records of variations, claims, measurements, and commercial documentation.
- Assist in the preparation and evaluation of tenders and contractor quotations.
- Compare contractor and supplier rates and prepare cost comparison reports.
- Coordinate effectively with Project Managers, Site Engineers, Consultants, Contractors, and Accounts teams.
- Review drawings and specifications to identify quantity and cost implications early in the project.
- Monitor material usage to detect cost overruns and wastage, supporting cost-saving initiatives.
- Support value engineering efforts to optimize project costs without compromising quality.
- Assist in contract administration, ensuring compliance with contract terms and conditions.
- Maintain accurate records of project costs, measurements, bills, and other commercial documents.
- Track project progress and assess its impact on cost and cash flow management.
- Identify potential commercial risks, discrepancies, and cost variations to mitigate financial exposure.
- Prepare regular cost, quantity, and commercial reports for management review.
- Support the project team in resolving measurement, billing, and contractual issues promptly.
Required Qualifications
- Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
- 12 to 15 years of proven experience in Quantity Surveying within the construction industry.
- Mandatory experience working on construction sites with hands-on involvement.
- Strong expertise in quantity take-offs, measurements, BOQs, and cost control processes.
- Extensive knowledge of contractor billing, IPCs, variations, and payment certification procedures.
- Solid understanding of civil, structural, and finishing works in construction projects.
- Good grasp of construction contracts, specifications, and project documentation requirements.
- Strong knowledge of market rates, pricing, and construction cost management.
- Proficiency in MS Excel, AutoCAD, and quantity surveying or estimation software tools.
- Excellent analytical, numerical, and problem-solving skills.
- Strong coordination and communication abilities to work effectively with multiple stakeholders.
- Ability to work under pressure and manage multiple commercial requirements on-site.
The position offers a monthly salary range of Rs100,000 to Rs110,000. The role requires the candidate to work on-site in person, ensuring direct involvement in project activities and collaboration with the construction team.
