Associate Manager - Leasing

The Associate Manager - Commercial Leasing Retail will be responsible for driving commercial retail leasing activities, focusing on generating leads and successfully concluding lease transactions. This role also involves managing accounts of existing tenants within Hyderabad Airport City to ensure smooth client interactions and sustained relationships. The position reports directly to the Head of Business Development and plays a critical role in expanding the retail and office leasing portfolio while supporting land monetization efforts and enhancing awareness of the Airport City project.

Key Responsibilities

- Prospect Generation for Destination Retail: Expand the prospect base and secure lease agreements with brands across retail, food & beverage, family entertainment centers, and related sectors. Monitor and achieve targets based on the number of transactions concluded.

- Commercial Office Leasing: Facilitate leasing transactions for commercial office spaces within GMR Business Park, including community and social infrastructure such as gyms, food courts, and banks. Track the number of clients signed.

- Land Monetization: Achieve land monetization targets as per the Annual Operating Plan (AOP), with a particular focus on campus-style mandates. Monitor progress based on the number of acres leased.

- Project Awareness: Promote the Airport City project by engaging with target prospects and presenting the project concept to generate interest and leads. Measure success by the number of clients met and leads generated.

- Channel Partner Relationship Management: Build and maintain strong relationships with channel partners, including IPCs and brokers, to generate prospects and business opportunities. Track leads generated and conversion rates from these partners.

- External Interactions: Collaborate with office and retail space occupiers, developers, prospective and existing tenants, channel partners, social media agencies, marketing, and branding consultants.

- Internal Interactions: Work closely with internal teams such as Projects, Design, Property & Commercial (P&C), Security, CEO Office, SPG, Finance, Legal, Marketing, and Communications to ensure alignment and support for leasing activities.

- Financial and Operational Scope: Manage retail leasable space of approximately 450,000 sq. ft., office leasable space of around 1,000,000 sq. ft., and a campus spanning about 50 acres. Support marketing, communication, branding, and developer engagement initiatives.

Required Qualifications

- Graduate degree with an MBA or equivalent qualification.
- Strong interpersonal and communication skills, both verbal and written.
- Demonstrated analytical and strategic thinking abilities.
- Proficiency in Microsoft Excel, Word, and PowerPoint.
- Excellent team player with strong networking skills, especially with key stakeholders.
- Proven ability in relationship development and management.

Preferred Experience

- 5-6 years of real estate experience, preferably in a B2B environment.
- Significant experience in retail and office leasing, including prospecting and closing transactions.
