Property Maintenance Team

Miraas One is looking to expand its Facilities & Property Management team by hiring experienced and versatile professionals for its Property Maintenance Unit. This team, comprising a Field Supervisor, Multi-Skilled Technicians, and General Handymen, will play a vital role in maintaining both residential and commercial properties. The team will be responsible for preventive maintenance, urgent repairs, move-in/move-out restorations, and routine inspections to uphold the company’s high standards of property care and tenant satisfaction.

Key Responsibilities

Maintenance Supervisor / Lead Technician:
- Assign, prioritize, and monitor daily maintenance work orders to ensure timely completion.
- Conduct detailed property inspections including pre-tenancy, move-out, and periodic condition assessments, documenting findings with photos and technical notes.
- Verify quality and safety standards by inspecting completed jobs performed by technicians and external vendors.
- Manage inventory of spare parts such as plumbing fittings, electrical components, and hardware, and coordinate procurement processes.
- Supervise third-party contractors handling specialized tasks like major elevator repairs, civil works, and central HVAC system overhauls.

Multi-Skilled Technicians (HVAC, Electrical & Plumbing):
- Perform routine HVAC maintenance including servicing, cleaning, gas refills, thermostat troubleshooting, and minor repairs on split units, FCUs, and package AC systems.
- Handle electrical tasks such as fault detection, circuit breaker replacements, wiring repairs, installation of light fixtures, socket and switch replacements, and distribution board inspections.
- Conduct plumbing repairs including fixing leaks, pipe repairs, drain unblocking, and maintenance or replacement of pumps, water heaters, mixers, valves, and sanitary fixtures.

General Handyman / Finishing Technician:
- Carry out carpentry and hardware repairs such as fixing door latches and locks, adjusting cabinet hinges, assembling furniture, and basic woodwork.
- Address minor civil and paint touch-ups including drywall repair, plastering, wall painting, grouting, and silicone resealing in kitchens and bathrooms.
- Perform general upkeep tasks like clearing snagging lists before tenant move-ins, pressure washing, and mounting fixtures such as TVs, blinds, and mirrors.

Required Qualifications

- Technical Diploma or DAE in Electrical, Mechanical, or Civil Engineering, or equivalent certifications for Technicians.
- Vocational training relevant to handyman roles.
- For Supervisors: Minimum of 5 years’ experience in facility management or property care operations.
- For Technicians and Handymen: 2 to 4 years of practical experience in residential or commercial facility maintenance and real estate management.
- Strong ability to quickly diagnose faults in electrical, plumbing, and cooling systems.
- Good communication skills to effectively coordinate with team members, vendors, and tenants.

Work Location:
This is an in-person role requiring presence at various managed properties.
