We are seeking a detail-oriented Quantity Surveyor with experience in estimation and cost control for residential construction projects. The ideal candidate will be responsible for preparing accurate quantity take-offs, detailed Bills of Quantities (BOQs), and comprehensive cost estimates. This role requires strong analytical skills, proficiency in relevant software, and the ability to collaborate effectively with project teams to support budgeting, procurement, and cost monitoring.

Key Responsibilities

Quantity Take-Offs & BOQ Preparation:
Prepare detailed and itemized BOQs for residential projects, including grey structure, finishing works, and full construction packages. Perform accurate quantity take-offs from architectural, structural, and MEP drawings. Calculate quantities for excavation, backfilling, PCC, RCC, reinforcement steel, masonry, plaster, waterproofing, flooring, tiling, paint, and other construction activities. Ensure consistency and accuracy by applying appropriate measurement rules, dimensions, deductions, and units.

Cost Estimation & Rate Analysis:
Develop detailed project cost estimates based on measured quantities, material specifications, labor requirements, and current market rates. Prepare item-wise rate analyses covering material consumption, labor productivity, equipment costs, wastage allowances, transportation, and overheads. Evaluate rates through supplier quotations, market surveys, and historical data. Identify cost-sensitive items and opportunities for optimization without compromising quality.

Material Quantification & Technical Assessment:
Calculate material requirements for concrete, reinforcement steel, masonry, plaster, screed, tiles, paint, and other components. Interpret structural drawings and reinforcement details to quantify steel and review Bar Bending Schedules (BBS) when applicable. Establish material quantities using appropriate consumption factors and justified wastage allowances. Verify drawing dimensions, specifications, and quantity assumptions before finalizing estimates.

Cost Monitoring & Quantity Reconciliation:
Assist in tracking estimated costs against actual material consumption and project expenditures. Prepare quantity comparison statements to identify discrepancies between estimates, site requirements, and actual usage. Support budget updates, cost variance analysis, and periodic estimation reports. Coordinate with site engineers, project managers, and procurement teams to validate quantities and material needs.

Technical Documentation & Reporting:
Maintain organized BOQs, estimation sheets, rate analysis worksheets, supplier quotations, and supporting calculation records. Prepare comparative statements for material procurement and evaluate quotations on a like-for-like basis. Document assumptions, exclusions, and measurement bases clearly. Update estimates promptly when drawings, specifications, or project scope change.

Required Qualifications & Technical Competencies

- Bachelor’s degree or Diploma in Civil Engineering, Quantity Surveying, or a related technical discipline.
- 1 to 2 years of hands-on experience in construction estimation and quantity surveying, preferably within residential projects.
- Proven ability to independently prepare BOQs, quantity take-offs, cost estimates, and detailed rate analyses.
- Strong proficiency in Microsoft Excel, including formulas, structured estimation sheets, and quantity calculation templates.
- Working knowledge of AutoCAD for reading drawings, extracting dimensions, and verifying quantities.
- Practical understanding of construction materials, measurement units, specifications, construction sequences, and local labor and material rates.
- Ability to interpret architectural and structural drawings and identify discrepancies affecting quantities or costs.
- Excellent numerical accuracy, analytical thinking, documentation skills, and attention to detail.

Preferred Candidate Profile and Additional Information

Candidates with demonstrable experience in residential grey structure and finishing estimates will be preferred. Applicants should be prepared to discuss previous estimation assignments and complete a short technical assessment involving quantity take-offs, BOQ preparation, and rate analysis. The role requires willingness to travel up to 75% and is based in Rawalpindi with in-person work expectations.

Compensation:
Monthly salary range is Rs25,000 to Rs50,000, commensurate with experience and skills.

We seek a candidate capable of converting construction drawings into precise quantities and reliable cost estimates, contributing to effective project budgeting, procurement, and cost control.
