The Real Estate Team Leader role is a hands-on player-coach position based in Pakistan, reporting directly to the Director of Real Estate in Houston. This role acts as the Director’s day-to-day second-in-command, supporting the company’s fuel retail, convenience store, QSR, and commercial real estate portfolio across Texas. The Team Leader manages the Pakistan-based real estate team and is responsible for executing acquisitions, leasing, construction, capital expenditures, and portfolio reporting remotely.
Key Responsibilities
Team Leadership:
Lead and assign tasks to the Pakistan-based team, overseeing underwriting, lease abstraction, financial modeling, cost tracking, research, and document preparation. Set weekly priorities, deadlines, and quality standards, conducting regular team check-ins. Ensure all deliverables are thoroughly reviewed before submission to senior management, lenders, counsel, or partners. Develop and maintain standard operating procedures, templates, and trackers to ensure consistent and auditable work. Provide training, mentorship, and performance evaluations for team members, while recommending improvements in staffing, tools, and processes.
Site Acquisition and Development:
Identify, screen, and underwrite fuel retail, convenience store, QSR, and retail sites. Prepare pro formas and recommendation memos for the Director. Manage due diligence processes including title review, surveys, environmental site assessments, zoning, and civil feasibility in coordination with brokers, engineers, and legal counsel. Oversee permitting and entitlement activities with consultants and municipalities, including site plans, building permits, underground storage tank registrations, and certificates of occupancy.
Construction and Capital Expenditure Management:
Supervise ground-up construction, remodels, and brand image projects such as canopies, dispensers, tanks, stores, and QSR build-outs from pre-construction through project closeout. Direct site inspections and progress reporting by local consultants and Operations teams. Manage bidding, vendor procurement, contract negotiations, budgets, schedules, cost tracking, and the annual portfolio CapEx plan. Approve pay applications, change orders, retainage, lien waivers, and manage punch lists and project closeout activities.
Leasing and Asset Management:
Maintain lease abstracts, rent rolls, and track critical lease dates and tenant options. Conduct CAM reconciliations and enforce tenant obligations. Act as the primary contact for tenant issues, defaults, and disputes, escalating to the Director when necessary. Monitor and optimize property-level net operating income and operating expenses.
Reporting, Finance, and Stakeholder Coordination:
Prepare weekly status reports and monthly dashboards for the Director and senior management. Compile lender packages, rent rolls, estoppels, and subordination, nondisturbance, and attornment agreements for financing activities. Respond to lender and appraiser inquiries. Coordinate with Operations, Construction, Legal, Finance, and external consultants, contractors, and counsel. Approve routine matters within delegated authority and represent the company in virtual meetings with tenants, franchisors, fuel brands, municipalities, and vendors. Perform additional duties as assigned.
Transition of Responsibilities:
Within the first 90 days, the Team Leader will fully manage the Pakistan-based team and reporting processes. By six months, they will become the primary contact for construction, CapEx projects, lease administration, and tenant/vendor management. By twelve months, they will lead site acquisition, due diligence, lease negotiations, and lender reporting, with the Director providing final approvals.
Required Qualifications
A bachelor’s degree in real estate, construction management, finance, business, engineering, or a related field is required. An MBA or master’s degree in real estate is a plus. Candidates should have at least five years of hands-on experience in commercial real estate development, construction management, or asset management, including direct responsibility for ground-up or remodel projects. Experience with fuel retail, convenience stores, QSR, or multi-site rollouts, especially supporting U.S. real estate portfolios from offshore, is strongly preferred.
Skills and Competencies
The ideal candidate has a player-coach mindset, actively engaging in detailed work such as financial modeling, lease drafting, and site plan review, not just supervision. Strong leadership skills and the ability to communicate clearly with U.S.-based stakeholders are essential. Advanced proficiency in Excel and real estate finance concepts—including pro formas, NOI, cap rates, yield on cost, budgeting, and cost tracking—is required. Familiarity with commercial lease structures (NNN, ground leases, CAM, escalations, options), site plans, construction drawings, surveys, title commitments, environmental reports, permitting, zoning, and UST compliance is necessary. Experience with project management tools like Procore or Bluebeam is preferred. The role requires sound judgment, autonomy, excellent written and spoken English, and the ability to work hours overlapping with U.S. Central Time.
Preferred Qualifications and Benefits
The position offers a market-competitive salary along with benefits including Provident Fund, Health Insurance, Pick & Drop service, and an Annual Bonus.
