Savills Pakistan is looking for an experienced Transaction Manager to join its embedded real estate team supporting a leading banking client. Based at the Bank’s Head Office in Karachi, this role will oversee the delivery of commercial real estate transactions across the Bank’s property portfolio. Responsibilities include managing acquisitions, disposals, lease renewals, relocations, and portfolio optimisation. The ideal candidate will have strong commercial acumen, proven transaction management experience, and the ability to handle complex real estate deals while collaborating closely with senior stakeholders and external advisers in a dynamic corporate environment.

Key Responsibilities

Lead assigned real estate transactions from initial briefing through to completion, covering acquisitions, disposals, lease renewals, relocations, consolidations, subleases, and exits. Develop transaction strategies and delivery plans aligned with the Bank’s business needs, portfolio strategy, and Multi-Year Plan. Manage transaction timelines, dependencies, approvals, and deliverables, taking ownership of day-to-day execution and escalating significant issues to the Head of Asset Management.

Appoint, brief, and manage brokers, legal advisers, valuers, and other consultants to ensure advice is timely, robust, and consistent with the Bank’s objectives. Ensure all transactions comply with the Bank’s policies, delegated authorities, procurement requirements, and operational risk frameworks. Prepare comprehensive approval documents, decision materials, and audit trails, identifying commercial, legal, operational, and reputational risks with recommended mitigations.

Support portfolio governance, pipeline prioritisation, and escalate significant transaction matters to senior management. Build effective relationships with internal stakeholders across business units including Property, Finance, Legal, Risk, Project Management, and Facilities to define requirements and maintain alignment throughout delivery. Lead transaction meetings and negotiations, presenting clear options and recommendations to decision-makers.

Coordinate internal and external workstreams to achieve agreed commercial outcomes, programme milestones, and operational handovers. Prepare option appraisals, financial analyses, and business cases covering rent, capital expenditure, incentives, exit costs, savings, and other commercial considerations. Challenge market and adviser assumptions, support negotiations, and track transaction benefits against approved business cases.

Maintain accurate transaction records, trackers, forecasts, and status reports to provide timely visibility of progress, decisions, risks, and next steps to the Head of Asset Management and relevant stakeholders. Contribute market intelligence and lessons learned to support portfolio planning and continuous improvement within the Asset Management function.

Required Qualifications

A degree in Real Estate, Business Administration, Finance, or a related discipline is required. Candidates should have at least four years of relevant commercial real estate experience, with a strong focus on occupier or investment transactions. Practical experience in commercial leasing and transaction delivery within Pakistan is essential. Demonstrable experience in managing commercial real estate transactions, ideally within a corporate occupier, financial services, or professional advisory environment, is expected.

Candidates must have a strong understanding of transaction governance, lease documentation, approvals, and risk management. Sound financial and commercial acumen, including skills in option appraisal, lease analysis, and business-case preparation, is necessary. The ability to lead multiple projects independently, exercise sound judgment, and escalate issues appropriately is critical.

Effective negotiation, influencing, presentation, and stakeholder-management skills are required. The role demands comfort operating in a matrixed, multicultural environment and collaborating with regional and global colleagues. Candidates should be highly organised, delivery-focused, and capable of managing competing priorities with limited supervision.

Preferred Qualifications and Additional Skills

A relevant professional qualification such as RICS or an equivalent local designation will be considered an advantage. Strong written and verbal communication skills are essential, with the ability to explain complex commercial issues clearly and produce concise, decision-ready materials. Candidates must be able to represent the Bank professionally in negotiations and sensitive discussions with landlords, counterparties, advisers, local authorities, and other external stakeholders.

Fluency in English is required, while proficiency in Urdu is highly desirable.
