Ansaar Management Company (Pvt) Limited seeks an experienced Quantity Surveyor with at least seven years of expertise in cost estimation, tender management, and project budgeting. This role requires a skilled professional capable of preparing detailed cost estimates, managing procurement activities, and administering contracts effectively. The Quantity Surveyor will ensure projects are delivered on time and within budget while maintaining accurate financial and project documentation. The position involves regular client communication and providing expert advice on cost and contractual issues to support successful project outcomes.
The Quantity Surveyor will lead and mentor a small team of two personnel, fostering a collaborative work environment. This role demands excellent leadership skills to develop team capabilities and maintain high operational standards. The successful candidate will also be responsible for identifying and mitigating project risks, managing project cash flow, and maintaining compliance with all relevant industry regulations and documentation requirements.
Responsibilities
- Prepare detailed and accurate cost estimates and budgets for construction projects based on thorough analysis of project specifications and drawings.
- Monitor project costs continuously to ensure adherence to the approved budget and implement control measures as necessary.
- Manage the complete tendering process including preparing tender documents, evaluating bids, and selecting contractors to secure cost-effective and high-quality services.
- Negotiate contracts and subcontracts to establish favorable terms, ensuring clear and enforceable agreements.
- Oversee procurement activities for materials and services, ensuring timely acquisition while maintaining cost efficiency and quality standards.
- Administer contracts by monitoring compliance with all legal and contractual obligations and managing any disputes or claims promptly and effectively.
- Prepare and evaluate variations and change orders with careful attention to contractual terms and project impact.
- Conduct regular financial reviews and produce comprehensive reports on project progress, costs, and cash flow status.
- Ensure accurate and timely billing and invoicing to clients and other stakeholders, maintaining financial transparency.
- Identify potential risks related to cost overruns, project delays, or quality issues and develop and implement effective risk mitigation strategies.
- Maintain effective communication with clients, contractors, and internal project teams, providing expert advice on cost management and contractual matters.
- Lead, mentor, and develop a team of two quantity surveyors, including conducting performance evaluations and providing ongoing training and support.
- Ensure full compliance with industry laws, regulations, and standards, maintaining meticulous project documentation to support audits and reviews.
- Conduct regular audits of project files, contracts, and correspondence to ensure documentation accuracy and integrity throughout project lifecycles.
